Onboarding & Moving In+

How do I apply for a property and secure it?

Once you find an available space, click "Apply Now" on the listing. You'll fill out a digital application and upload required documents (ID/Passport, proof of income, or BRELA/TIN for corporate leases). Once approved, your lease is generated digitally for your review.

I need a copy of my lease contract. How do I proceed?

No need to call or wait for paperwork. A certified digital copy of your signed lease is permanently stored in your Tenant Portal. Log in, navigate to the "Documents" tab, and view, print, or download it to any device instantly — 24/7.

Invoices, Payments & Utilities+

I have not received my monthly rental invoice. What should I do?

Javen automatically generates and emails your digital invoice 15 days before your rent due date. If it hasn't arrived, log into your Tenant Portal and click "Billing & Invoices" to view, print, or download your complete current and historical invoices.

Can I pay my rent using mobile money or bank transfer?

Yes. We operate a completely cashless system. You can pay directly inside your portal via M-Pesa, Airtel Money, Tigo Pesa, or via direct bank transfer. A digital receipt is issued automatically the moment your payment clears.

Maintenance, Keys & Community+

Something is broken in my unit. How do I request a repair?

All maintenance requests must be logged through your portal. Go to "Maintenance Requests," enter a brief description, snap a photo, and submit. Our vetted contractors will coordinate a time with you to fix it.

I have lost my key or key tag. How do I order a new one?

Log into your Tenant Portal, go to "Account & Security," and select "Request Replacement Key/Tag." A standard replacement fee will be added to your billing tab and you'll be notified when it's ready for pickup at our office.

I would like to report disruptive neighbors. How is this handled?

Go to the "Support & Issues" tab and select "Report a Community Violation." Your report is kept strictly confidential and our management team will issue a formal warning to the unit in question.

I have a severe maintenance emergency. Who do I call?

For life-threatening emergencies, call us +255 768 255 085. For property emergencies like a burst pipe or total power failure, log into your portal and click the red "Emergency Repair" button.

Lease Changes & Moving Out+

How can I terminate my apartment lease?

Log into your portal, navigate to "Lease Management," and click "Submit Notice to Vacate." The system will check your contract's required notice period, calculate your official move-out date, and email you our official transition guidelines.

Can I move out earlier than my notice period?

You are welcome to physically vacate and hand over your keys early. However, per your signed lease agreement, you remain financially responsible for rent and utility charges until the official end of your notice period.

I want to book an inspection before moving out. How do I proceed?

Log into your portal, go to "Move-Out Status," and select an available time for our property inspector to meet you at the asset on your final day.

What is the main difference between Full Management and Javen OS?

Full-Service Management is a comprehensive physical and digital solution. Javen deploys the software, collects rent, manages tenant relations, runs estate logistics, and dispatches maintenance teams.

Javen OS is a software license only. You remain 100% physically responsible for your units. Javen provides you and your tenants access to our premium digital platform for rent tracking, invoicing, and contract storage.

How does Javen manage estate service charges?

We take the logistical chaos entirely out of building operations. Javen collects service charges directly from tenants and handles timely payouts for building water, common area LUKU, trash collection, landscaping, fumigation, and security teams. Landlords never have to chase tenants for utility contributions or deal with sudden service cut-offs.
